As luck would have it, the owner lives in the GREAT STATE OF TEXAS...so when I was visiting over Christmas, I decided to drive a couple hours to meet her and discuss the property.

the house went on the market before Christmas, just bad timing on my part wasnt to bad tho about 60 days on the market to get a serious offer.

We put it on the market at the absolute worst time of the year...a week before Christmas and got a full price offer first week in January.Make sure you read the covenants carefully. 

I'm sure rentals would be summer heavy and again at Christmas with big lull's in spring and fall

The rental 4 doors down is already booked for 50% of October 2020, every weekend in November, and the 2 week Christmas/New Years holiday.

We spent the weeks before Christmas kicking ourselves for not taking their initial counter.

This living situation lasted 3 weeks and between Thanksgiving and Christmas we finally moved in!
