@Kyle WilsonProhibited transactions can result in your Ira being distributed at the time of the transaction thus all of the tax free and or deferral income is subject to penalties and taxes.

I want aware of it for the first year and didn't pay it and had to pay the penalty plus the tax the next year.

If Buyer chooses to seek financing, Buyer may do so at Buyer’s sole risk and expense by submitting a mortgage application to a mortgage lender or mortgage broker within five business days from the date of this Agreement, but the failure to apply for or secure financing in the amount or time or terms desired by Buyer shall not excuse Buyer from timely performance of all obligations under this Agreement.

He's requiring an additional 1.875% penalty fee ADDED to the balance of the loan (essentially increasing the IO payment every month, which means it's more like a 3% increase). 

I am definitely ready and have more deals to do but still seeking others to work with for sure.

I don't put anything in writing about the penalty for refusing showings.

Instead the agent amended the agreement to include verbiage that gives me the right to cancel at any time with a simple email and no penalty.
