Depending on the level of the you can probably get away with wiping them down with denatured alcohol, putting some cardboard down and doing a quick paint job.  

And if they are permitted to get away with this, what else are they going to try to get away with?

Hi @Andre Farah,Depending on where you are you need to also look at insurance - mainly flood, also occupancy rates may vary and the market might be much different year round vs seasonals.

I am struggling if I am putting the correct amount of money aside for monthly maintenance and big ticket repairs.
