@Dave Hart There are no tax benefits to a LLC, unless investing with a non-spousal partner.The taxation of the LLC will just about be always a "pass-thru" entity. 

We require a criminal, eviction and credit score background check (I use Keycheck for this), a state-specific lease, and we collect both refundable and non-refundable deposits.

There doesn’t have to be a lien filed, but if it is, it should detail when the non payment started.
