As far as I understand it, when the repairs, updates, holding costs, etc. take place have no bearing on anything.

Is there any requirement that I notify the lender that the property will no longer be my primary residence?

No experience with that one in particular but I can tell you that you are on the right track. 

I told the tenant that I will be allocating their last months rent, that was transfered from the prior landlord, for the month of September and served the tenant a 30 day notice to quit (no cause).

Affordable housing, tons of sunshine, low property taxes, low sales tax, no traffic in town and no traffic to the mountains.

The property manager has said repeatedly that there is no way for them to prove this,  but I haven't heard from them exactly why that is.

No problem right.So what do you do when you find out the borrower is in prison and the 17 year old daughter who is a junior in high school is living in the property and she is trying to find a place to live with a friend and needs an extra 3 weeks.
