I would like to refinance in 12 months in order to put more equity into the property (pay back my private lender first of course but he may have intentions of staying for the long haul).

So if your spending upwards of about 30k - 100k on a Real Estate Flipping education you better be in it for the long haul and have the right MIND SET to WIN because theirs no one to really push you but YOU!

We use this labor to dig holes, move materials, and haul debris to a dumpster... nothing more.

Here are the issues:- Dogs left outside, barking 24/7; police have been called at least 20 times; 4 neighbors getting ready to file a lawsuit- Started paying rent late, now 2 months in a row; never emailed or called us to inform of late payment- Not maintaining yards front or back; lawns are dead, weeds everywhere, trees overgrown- Parking "toys" outside and on the street (boats, SUVs, trucks, cars, golf carts, etc)- Leaving furniture and garbage everywhere outside (on the front patio, side yard, front yard -- everywhere!)

So if gross rents are $1,000 per month I should (over the long haul) average $500 per month for debt service + PROFIT!

Oh and of course I am sure maybe a few fun toys along the way but that's later on in life.

Nothing wrong with EXPANDING one's knowledge and understanding BEYOND the "traditional' mind trap paradigm, and ultimately making a LOT more money, over the long haul.

Brian Pulaski I mentioned about low-boys because the self-haul system is prohibited, the city dump franchise holder can complain and you can get a $2,000 ticket for self-hauling.
