For mulit-family you can't go out and grab comps for a 12 unit apartment.

I just had a baby girl and my “why” for setting such high goals is so her kids kids will be financially well off.

It amazes me that people will sit down to a 'healthy' acai bowl and wolf down 700 calories and 60g sugar because they're lured in by the marketing of a magical Amazonian berry when they can grab a handful of blueberries for a couple of bucks.Lastly, though, I'm all for using real estate to fund your true passions, whatever they are.

As you reference, everything including furniture, docks, etc is super backlogged and in order to grab a hold of the whole summer we needed to make those purchases now. 

The two young ladies who live upstairs and their parents tell me they're comfortable with the security arrangements, more comfortable than they were in the last place the girls lived in, a big apartment building in Oakland with a perennially busted front door lock and three or four sloppy-drunk stalkers a month coming in at all hours to bang on various doors and confess their eternal love to the young women living in those apartments.

If you tend to sit for a while to strike a deal, the others will grab it.  

Even having a few baskets ready for tenants to grab quickly - they have pets so they get the pet welcome basket, they have children- they get the children friendly welcome basket- you get the idea.
