I never used direct mail, but I know it must work as they sure use it.If I want to "find" a note I do so locally, there is probably a half billion in notes within a 100 miles of me, I can't buy them all, at least at par.

@Sarah Miller The easiest way is to refinance with a conventional loan assuming your ARV is high enough to give you he 75% equity you'll need to refinance an investment property.

I thought I could do it myself...I'm a handy guy...I painted the entire inside of the house in 2 a half days, finished it up in a weeks time...During that time, I lost a sale that would have made me lots of money...I learned my lesson the hard way.
