Biggest problem is 4 of the 10 houses on the cul de sac are for sale, mine would make 5.I think things are going to get worse, and I'd prefer to sell now, and get some of the higher price, than wait 2 years, and sell at rock bottom.And I do think that's the alternative.

Like @Paul De Luca said, a good agent will be well versed in terminology, understand the due diligence process, proficient in underwriting, be knowledgeable about local laws/ordinances that affect real estate investments, have transaction experience and must NOT reek of "commission breath," meaning...don't be focused on your commission.

This is going to be very situational like @Paul De Luca said check with any HOAs then check with the city, county, and state to understand how the laws would impact you.If you are in the Chicago Metro I imagine you have this happening all over the place.Maybe try talking to an attendant at one nearby and see what they run into.How many spaces are you planning to rent?

In the IRS guidance, they even overtly state that they moved the de minimis section to make sure that it was obvious that it applied more broadly: "In the final regulations, the de minimis safe harbor has been moved to §1.263(a)-1(f) to reflect its broader application to amounts paid for tangible property, including amounts paid for improvements and materials and supplies" They also seem to make it clear that de minimis applies to almost everything that the materials and supplies rule applies to: * (f) Application of de minimis safe harbor.
