I'm having a very modern custom cabinet humidor being built right now that will be about $12k.

Busy street, no cabinets, bad roof, etc.

Purchase price of 78K and winter rent of $975-$1050 a month.I am in need of someone to do some cabinet faces and a little bit of touch up painting before the tenant moves in.

Instead, Home Depot has her money and refuses to refund or return the cabinets  - stating they were a "custom order".

The unit is in complete disrepair (All appliances, carpet, cabinets, kitchen, bedrooms, and bathrooms need rehab.

Half of the units have been remodeled this year - new flooring, paint, cabinets redone, bathrooms updated.

If they are rude at this stage they are a nightmare later.Another house, a complete remodel including replacing ONE missing cabinet door.

Are we talking about 2x4s, sheetrock and compound, or are we talking about an entire house, cabinets, vanities, plumbing fixtures etc...Personally if just straight building materials (lumber, framing, nails, etc) I would probably find 2 or 3 local supply yards (you can try HD or Lowes, but a supply yard will probably be as good price wise with better material) and get quotes.If you are ordering an entire house worth of products, you most likely will do better buying different pieces/parts from different places.

So we are planning on painting the cabinets on current rehab. 

I do allow pets in some of my rentals, but I have to say, they DO add to my cost, yet I do not charge a pet fee.Here is a list of things I have personally experienced a tenant's dog do.Dug out sprinkler heads pulled them off the lines.Yanked out sprinkler controller wires.Chewed off corners of interior doors.Scratches on exterior doors that looked like the XMEN Wolverine poster.Broke the lower portions of wood blinds.Bent or go THROUGH window screens.Yanked kitchen cabinet door hinges completely off.Removed 80% of paint off cabinet kick plates.Chewed off the bottom moulding of a refrigerator.Exterior door weather seal shredded to pieces.Dog poop all over the back yard when tenants agreed to clean up after each time.This is a new one this week - and I am still unsure how this could happen, can a dog's teeth be strong enough to put a dent almost a hole on the aluminum threshold of an exterior door?
