On a value of $100,000 assume the annual depreciation is $3,6363 - Your property taxes will increase by adding an ADU to your property, this is difficult to assume an amount without knowing the market so I will bake it into the expenses4 - Your utility cost will increase as well, again we won't know how much so additional assumptions will be made5 - We assume you will self-manage the rental so the expenses will be lower but we will include the management fee in the total expenses.6 - We will assume a 45% expense rate from your gross rent collected.

I’d recommend getting a specific quote from an insurance broker for the property you are looking at so that you aren’t surprised.A 4-plex I own make a good example:  because of the combination of factors with it (age, flat roof, being a 4-plex) the insurance costs are 3x what any calculator predicts it should be (because most calculator tools use area averages based on the value of the home, instead of the actual home in all of its glory).
