You could also set up an auto draft from your bank so that the rent comes out automatically on the 1st so that you don't have to go to her bank during banking hours.Look into using Zelle or Paypal.

Instead of spending a bunch of money reconfiguring the property, here are two better ideas for you:1) Get a new property manager2) If you don't want to go to the effort of splitting the bill, figure out what the average cost is for the year and charge it back as a flat monthly fee that is automatically added to the rent by the property managers software every month

@Zach Gentner"but I want to set this up so that my personal assets are untouchable in a court of law"An LLC is not automatic protection against a lawsuit.As manager of the LLC, you would likely also be named in your individual capacity along with the LLC in any suit.If you are this worried about a lawsuit, it is logical to believe you have substantial assets.

@John Underwood - I used to own an 8-plex and developed a spreadsheet with numerous formulas that would calculate everything automatically after I entered each line item in a ledger.
