In this house all of those items had been updated during the flip so there was no need for an inspection.

It should specify contingencies, deadlines and remedies for default.If the due diligence deadline stated in the contract has come and gone, then those due diligence items can no longer be used as a means of terminating the contract and protecting the buyer's deposits.What other contingencies are in the contract? 

I would like to add some additional comments to item #3, which is essentially due diligence.

The one item that I think could have provided a lot of insight, that is not conveyed, is what is the normal collection rate for each of these states???

I understand the PM company needs to make money, but these two items, especially the trash removal, seems a bit high.The good news is I have diligently put money in reserves from rental income during the year and this property's reserve account can cover this turnover (completely covered by tenant's past 1 year's rent).Is this reasonable and I should just approve?

We recently discovered that the tenant came back with a bogus complaint basically marking all items listed one being a place not "habitable".
