You could say that I'm half Yankee, half Southern belle.

What do you think is the best way to invest in coastal Southern California?

I came over here from the bogleheads blog, and got there from the mr.money mustache blog.My cousin and her husband are based in a southern state, and my cousin is essentially a real-estate guru.

@Dea Chu - Thanks for the recommendation – Rob I have 2 student rentals in Southern Ontario (St Catharines).Maybe something that would make sense for you to start is buy a current student rental?

What area of southern California? 

Even so, I'm in this thing for only $25k, and I've certainly done sillier things with $25k, and plus now I'm not paying rent and am now getting landlording experience on a cashflowing property in Southern California (though I know a lot of that cashflow will go toward maintenance...I'm not spending or investing any of the cashflow...keeping it all in reserve...who knows what the rains will bring with them?).

I'm a 22 year old Southern California native working out of Orange County, California.

I scrape the MLS and do a lot of analysis of properties daily for my clients... and based on my research, Southern MD, portions of Baltimore, and other exurbs (Northern MD around Hagerstown) Southern VA around Fredericksburg and Winchester can all have properties that will cash flow.  

I tried finding closing attorneys, title and escrow companies. I have good prospects for rent to own homes. I'm near Victorville, California North San Bernardino area. I haven't given up, only just frustrated. when ca...
