They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO.

You can hone your skills as time moves forward the main thing is you want to get rolling.

I've had a lot of experience in lead generation in my former corporate life, and I've recently started to bring these skills to my real estate business.

Not so much.... unless you're exceptionally good at multi-tasking and can negotiate with buyers / sellers / investors, etc. while doing demo, framing out walls, putting up drywall, painting, etc.You should also consider your own skills, licensure, etc. versus professionals in the skilled trades and other occupations (attorneys, accountants, property managers, etc.).My $0.02...

and it would be a good start to get my landlord skills up as well. 

Well, I know that it is a very minor skill, but it was quite satisfying.

They simply find out what other investors in the area have paid for similar houses.They assign the contract around the same cost using comps and using good old sales skills to put the house under contract as low as possible.

Also, wholesaling is nothing more than sales and marketing, not everyone has those skill sets and I don't believe its for everyone.BestDavid B
