I would rent out the room as soon as you can as a midterm rental to travel nurses or other traveling professionals.

There is a big hospital in my town, so I think I can target to traveling nurses, however we have very active 2 toddler boys, so I am not sure if anyone will stay in my house.  

@Robert Kough besides marketing as a traditional vacation rental you could also market to corporate travelers/travel nurses, etc. as well to supplement any downtime you may have.
