Think bigger picture and longer term.

I’m still holding out some hope for this property.

There is a home in Tampa I went UC with a wholesaler and told him I was closing it conventionally which they were fine with.Long story short the home is a triplex and zoned as a SFH so the lender will not lend on the property forcing me not to close and the wholesaler took my EM.

I'm just short of the income qualification but would still have to wait two years for that to season.  

Talk to some HMLs and see what they are offering for rates and terms and what they will do for a deal review that can help you confirm your deal numbers. 

Most leases typically have two terms: (1) defining how notice will be given and (2) defining where notice will be given to each contracting party.

In short, if I invest $100k on a new property for long term rental, I want to make sure that I can position the $100k fully as a business loss in 2024 reducing  my total taxable income by $100k. 

They can fund very quickly on Fix & Flip loans as well.i typically do not use them for long term DSCR deals as they are not always the most competitive on pricing.

A more appropriate post would relate to raising money to buy real estate and not be so short sighted and focus solely on the meager amount of money it takes to put a property under contract.
