Wholesalers have such a bad reputation because many just go on mls, low ball offers and try and wholesale a deal on the MLS, or will get a deal from another wholesaler and mark it up and the investor has seen it from the original wholesaler and 3 other daisy chains.Key is to find your own deals, analyze them, and know the numbers to assist in finding deals for others and make some money.

Deeds to burial sites, certain transfers of ownership in real estate companies and farms and property passed by testate or intestate succession are also exempt from the tax)There should be no taxable event unless a sale occurs or when your dad passes.At that point, you should receive the property at the stepped up basis as the life estate is null due to the death.This is tricky - it will depend on how the deed is held.You should check with the attorney who made the initial change and check with your CPA once you find the answers from said attorney.

@Keith RobinsonI spoke to them recently and they no longer provide a fund review - they now act as a back of house managerIf you want a fund review companies like factright and buttonwood will provide one but they run $20k+.
