More AC questions:Ok, we are in escrow on a 4plx in Phoenix. 3 Ducane heat pumps and 1 Trane, all installed around 2005. 2 of the Ducanes are apparently not cooling properly.

The fee is for more than pulling reports though it takes time and resources to properly vet an application and with out a fee in my area I would get 10 tire kickers for every 1 real applicant with out charging a marginal fee for the application.

I suggest that you use the money available first to set up a proper structure with an attorney, the DIY stuff off the internet accomplished by unaware newbies will usually be inefficient or improper or mismanaged as a result.

If you knew about it and allowed it, then have your manager start proper procedures for eviction immediately, take it as an expensive lesson and hope you get some relief in court, however unlikely.
