I am having trouble finding properties that will rent out for more than the combined loan payments, plus maintenance, taxes, etc.I am only interested in houses, RV parks, mobile home parks, apartment complexes, and hotels.

I've previously had some success direct mail marketing to probate attorneys for leads on distressed properties.It was over a year ago but it did produce 1 deal worth a $10k assignment fee on a distressed property.The one attorney that responded gave me that deal and referred me to another attorney who had a similar deal.

MLS listings that are investment worthy are all bank owned and we are having trouble with getting them to contact us back.

However I don't want to be spending my time doing non income producing task just for the sake of staying busy.Having less than 2 years of rental income I am unable to use my current rental income as "income".

It was a fellow marine veteran family in some trouble and I feel bad for them.

First, if people in your local area can't find you by searching for your name or your business name, you're in trouble. 

I also agree that grouping showings (15 minutes apart) is the best way to go - in terms of your time and troubling current tenants.

Analyzed properly, rental income would cover expenses and produce cash flow.I am tired of NY anyway.  

Since I am having trouble grasping this 'theory', I also have no idea of the legalities involved.
