Unless interest rates shoot up, we enter some sort of economic downturn or the Gov lets lots of homeowners hang out to dry and get foreclosed on this will not change anytime soon, even if foreclosures ramped up considerably Austin has .4 months of inventory.

That's like $10.5K (part will go to your broker where you're "hanging your shingle".)Once your investor has fixed the property, guess what, they're going to need an agent to sell the property which is now worth $250K.Who are they going to list it with if they want you to keep getting deals?

All those brokerages have a ton of training and can really help new agents in the industry.Personally, I ended up hanging my license with an "investor-friendly" brokerage just meaning there is no sitting fee and less training.
