When it moved to the situational test it was much harder as there was not black and white just a worse and better answer on a weighted scale.This was years and years ago so I have no clue what format they are using today.Since I do commercial my average transaction is in the millions of dollars in sales price and I am the broker and owner so I keep it all.Had agents and it was a lot of babysitting and drama and I would end up doing the deal for them and collecting a small fee.

Doing a lot of flip volume helps, too.If you have stretched your dollar and you still think you are spending too much, try a lighter rehab on your next couple of projects and see how you make out.

With the units being full ATM the pro forma financials will push the DSCR well above 1.25.How much weight does the pro forma put in if the current DSCR is not that great.

YUP I would never use a national bank  ever  only small commercial bank were I know my account manager by name go to lunch with them and get all sorts of service.. big banks are not for smaller investors.. if you have 10 million in BoA you can get this service no sweat you have normal under 1 mil in deposits you will get the hey go talk to customer service on the phone over there.also I always send in a simple shot of our bank balance I don't care if there is more than I am offering does not matter but I tell you it carries a lot of weight if we send a bank balance in for say 500k in cash and we are buying a 50k prop.. who they going ot choose
