YOu can get the appraisal and all but that google earth tool I think would be an integral part of your personal underwriting process since you can't be there.. you can google the comps and double check like your saying.

Again this one is licked with off the shelf software for another application entirely, with a different purpose and for a different industry, but with the same needs mathematically and analytically.I have the algorithm already but integrating these other software programs is the technical KLUSTER FUCHEN we will face.Mr Investor is making my point with his comment about "if I can find another source.." which illustrates what I said above about if it works people will use it and if the results are backed up by hard data the industries (real estate, appraisal, lending etc ) will follow suit eventually when the market tells them "you guys are wrong and we ain't doing this deal on your terms."

what i would do is i would invest in an inspector to check the integrity of the inside and to do infrared to see how bad it is which can cost a few thousand(5k~) if it doesnt look so bad then do spot repairs. might be a big hard upfront investment but if you can profit 12k a year, reinvest it in the loan principle pay down, renovations, and good tenants then this property can be a good one. well at least from the information from this post.
