People in this trade of real estate for the long haul should want the best for their clients over their life time partnership.

Is it because they have too many toys?

I'm toying with the idea of buying a duplex in Houston, living part-time on one side & renting out the other.

This creates a dilemma for people that are in this for the long haul.

I spent much more than that on carpet cleaning/replacing, trash haul off, wiping out cabinets and getting the black filth out of the grout in the tile floors.She knew what the place was worth. 

A few months later I closed on it for $12k and the bank was nice enough to tent it for termites, haul a house full of trash off, and give me title insurance. 

So once you own the property, there's nothing different with it.So if you bought a random property, rent-ready, with similar projected cash flow and market characteristics as a comparable turnkey- how did it perform over the long-haul?

We did find this 3-flat on MLS.We were looking in the A areas, and our search was pretty narrow, because we wanted to stay within a reasonable distance to a small private school our kids go to. Yes
