This may seem harsh but you need to hear it.It sounds like your seller is on to what you are doing.

And the previous tenants were horders, so serious cleaning needed alone with a budget for rehab of each floor.

I recently purchased a property in MI that only requires cosmetic updates I.e floor refinish, paint, new knobs, new cabinets, clean up etc.

It’s pretty clean.

The hardest part was cleaning between guests. 

That seems rather harsh.

Most in my state cover rentals no problem, but they are a complete pain in the neck for owners nad tenants, they deny claims frequently, and use the cheapest vendors who will push back these repairs of others come up.example 1: Old republic Home warranty: Owner had a dishwasher that no longer cleaned. 

Most property managers are too busy cleaning up trash from apartments and spraying for bed bugs to post on here lol

So much so that people bring me deals, my passion for it energize those around me to want to do deals, clean up their finances, improve their financial planner etc.
