I almost found this out the hard way once, and am very grateful to a helpful and very adamant court clerk, advising me to do things right so I didn't get scr*wed.

Soooooo, I was really grateful they did not take my money to become a preferred investor and find that out after the fact.  

If you treat them like you're oh so grateful they should bestow their presence in your unit - they will become a pain in the rear by demanding ridiculous things.What I'd do, is simply raise the rent to market level.  

I’m just grateful that at 52 years old I still have the energy to try to get ahead to the best of my ability.

Do the work renovating the space before and you’ll have a “one in a million” property with grateful tenants and super low turnover.

I'm grateful to have the job however at the end my life I want to say I did more.

Would be grateful for experienced members to share their ideas and how they think they would be able to approach this journey.

I’d say keep your money and if you feel grateful for good tenants, just call, text or send them a hand written note saying so.
