By the way...When I say "Community Volunteer", let me describe what that entailed on this workshop day...I arrived at the office in time to make coffee and discover that we had no creamer and that our supply of hand-towels for the restrooms was depleted.

Usually, I use different vendors for painting, cleanup after move outs, plumbing, A/C, electrical and carpentry problems.

The momentum in RE growth is almost depleted.

You had to clean up the property after the use.

Many times the exchange to oil and gas will give you much more depreciation benefits - in working interests from the Intangible Drilling Costs and the depletion allowance in royalty interests is pretty healthy as well.It's not for the faint of heart. 

Then we just plan on someone being there, either to do minor work or clean up or just block out that time as unproductive.Most of our places are rented after the first day of showings.

With that being the case, you should be able to clean up when it comes to competing against local hotels.I do have someone in my network who has helped other investors out who have tried to find the right short-term rental investment opportunities in Kansas City.  

Tenants need to clean up and dispose of things and you should keep records and written documentation of all this. 

You'd have to get soil samples and get EPA assessment for cleanup.

Next week, we are going to have another contractor come in and do an estimate to see approximately how much it will cost to clean up their mess and then go from there.
