One of the dangers of listening to a lot of personal finance advise shows is that you get conflicting advice, the advisor doesn't have experience with the personal issues you are facing (like pregnant wife/girlfriend, child with medical issues, irregular income, job might go on strike, etc...), or they really need to sell you something to pay their bills.

Because a lot of men hit 30, 35, they have a "good" job, a wife, a child or two, and the idea of setting aside money to invest in real estate is little more than a pipe dream.

Why on Earth would they want to take the risk of having a child injured and getting a lawsuit?!

Construction is like child birth, you definitely don't want to know everything that happens during labor.

Unauthorised pet, new boyfriend, drugs, adult child moving in, undesirable guests, the list never ends.Section 8 generally have much lower social skills and standards and will often do things without understanding consequences since it will be you and not them that suffer.I equate managing section 8 to controlling a fire in high winds.

Even after the child graduate, that property can be leased out to the next generation... and so on.

Keeping slaves in the south after emancipation, discriminating by race and gender, lynchings....how about genital mutilation in Africa or honor killings in the middle east and child labor.

If you are in a coastal area....or places like GA....you need to have it.Owners child has had numerous allergic reactions inside the home.....at least now they know the source.

Yep that property is child's play compared to some of the properties in down town Atlanta.I call it cash for trash properties.I wouldn't touch any of those properties no matter the rents.
