One of the dangers of listening to a lot of personal finance advise shows is that you get conflicting advice, the advisor doesn't have experience with the personal issues you are facing (like pregnant wife/girlfriend, child with medical issues, irregular income, job might go on strike, etc...), or they really need to sell you something to pay their bills.

Unauthorised pet, new boyfriend, drugs, adult child moving in, undesirable guests, the list never ends.Section 8 generally have much lower social skills and standards and will often do things without understanding consequences since it will be you and not them that suffer.I equate managing section 8 to controlling a fire in high winds.

Yep that property is child's play compared to some of the properties in down town Atlanta.I call it cash for trash properties.I wouldn't touch any of those properties no matter the rents.
