This includes 3 bed bug infestations, 7 gas red tags, a broken window from hell that the first 4 window contractors would not touch and the pane replacement was almost $1k (this window is unique with an absurd fire rating).  

Original asking price was $90k, the top 1 bed unit was already renting for $600 which was a little low, and the bottom unit I knew could also rent for $600.

Our thoughts were to buy a multiunit (preferably 4plex) with at least 2 beds and 1 bath or more in each unit.

I want when I travel service.. not have to figure out why something does not work.. or a rock hard bed bad sheets towls etc. 

If apartment rent is stuck at say $500 and the market will supply unlimited apartments for $500 (that means building brand new ones) how much can you rent your “used” house for if I can rent the same size/bed/bathroom brand new apartment for $500?

Average rent for a 3 bed house is $3000-$3400.

With that said, maybe the home becomes a 4 bed/2 bath because of it and that might have value as a rental.

@Kyle Tipton I live in a 7 bed / 5 bath house hack in Las Vegas. 

So, I got my first and only property in 2019 - it’s a 2 bed 2 bath apartment in Jersey city where I live in one bedroom and rent out the other - kitchen and living room are fully furnished.
