Be careful in assessing diferences in rents in the market in the annuity approach, may want to consider raising rents in the market.If it's a DIY job, don't forget that you need to be paid too in arriving at your costs.

Sorry its me again...Actually I have been thinking about this a lot since I read the original post this morning so coming from a newbies perspective let me just say that when you arrive on BP & see that there are people doing what u want to do in REI & u want to learn the ropes, there is a lot of background stuff on the individual newbie that is unknown & we read posts or hear podcast etc that u can do this & u can do that & u need to educate then put action to it....this cud be bad advice for some newbies like Scott said with a bad financial IQ...BUT also that person may think if they don't act they will loose momentum or miss their opportunity or fizzle out, being afraid of that they act...wanting to be an Investor so bad they jump ahead of themselves...
