You don't need to repaint every wall in the latest designer colors, swap out granite countertops with all new materials, and replace every appliance with the current top sellers between every tenant.If the tenant left after one year leaving you with nothing more than nominal "wear & tear", you're probably looking at touching up a few walls where they got scuffed (from moving furniture most likely), replacing a light bulb or two, and making some minor repairs.

Anyone who has established residency (living there, mail, furniture, etc.) will require you to post a notice vacate, followed by a standard eviction (cause lets be real...they aren't leaving). only other option is cash for keys

This has nothing to do with the noise clause.Today I get another text from the guy downstairs with a photo of the dining room area that has dust on the furniture, allegedly from the ceiling due to all of the "Banging and running around".

I am debating about purchasing the washer/dryer (~estimating about 1200-1300 from looking at Home Depot) or potentially renting them from a furniture rental company and building it into the rent.

This is in North Carolina, if it matters.If tenants turned keys over and signed a document stating that they have vacated the property and returned possession to the Landlord, are we under any obligation to keep the possessions (mostly random trash/small pieces of furniture/paintings/food/etc., likely less than $100-200 of value total) for a set period of time, or can we simply dispose/donate as needed?
