There is a finished basement and bonus room above the garage, I've been to many rentals that advertise 4 beds but sleeps 16, you go down in the basement and there are like 14 beds down there.

My wife has a YouTube/Social Media business (youtube ad revenue, selling of ebooks/courses, brand sponsorships, etc) and it would be a bonus (but not required) for this person to be knowledgeable about tax strategies for this type of business as well.

If I recovery any funds that is bonus.

Transportation is an added bonus. 

Enjoyed the few years on the JOB (drive control automation) but office politics became unbearable as did getting up at 5am & the 1 hour drive.As other colleagues spent our excellent paychecks, expense accounts & bonuses on new homes, new vehicles & vacations I bought run down rehabs.

This is what they do in their day jobs.They are paid and bonused to cause problems. 

Everyone I know does this to take advantage of that 0% for 12 months plus CC spend bonuses.

I am closing on a duplex in booming West Philly which has a bonus unit in the basement.

(extra bonus)- if you are still young as you mention, you can have roommates in your unit to help pay as well.That would be my advice and recipe to build wealth. 

It also has no door and is, in my opinion, a bonus room at the top of the stairs.
