Suggestion: Why not pick a good market & seek out deals that aren't PERFECT, but are in good rentable condition that bring in a higher return?

For instance the house next store sold in 2015 for $103/sqft and is of similar age and condition although it has one more bedroom.

Maybe this is a bad PM or it's just tough conditions right now, it happens. 

None of them are in livable condition and have been empty for years.  

(Larger triplex in the area in nicer condition, sold for $107k. 

Heidi,Any work that disturbs the asbestos would require a special contractor to remove it - however, if it is in a better condition home and just there, nothing to worry about. 

There will be instant equity in the home and it's in nice condition however, it's a little dated. 

Currently only 3 units rented for 1400 total and I am not sure of their condition. 

Second issue I'm working to improve on is just finding a deal, continue to learn and try to add more lead generation beyond just the MLS, so one day finding a deal shouldn't be an issue.What I do currently have to offer is my expertise about home condition and potential issues.
