4 buildings 1 deed---portfolio lender?

I've been approached by an owner that has 4 buildings on one deed. 1 SFH 2 multi-units and a garage. None of them are in livable condition and have been empty for years. He owes over 60K in back taxes and looking to sell fast. What options are there to get some type of financing to purchase and rehab. We have money to put down.
