Same goes for mowing the grass, painting and replacing a water heater.The "rules" are a nice guideline and work great in some markets, but real numbers are very important in my opinion.

Sure enough, it was a good deal, we bought it, rehabbed it, rented it out for a year then sold it for a nice profit after the tenant moved out.
