I got this same advice from an agent, and ended up wasting $1200 on a new washer dryer because I followed the contract and left them at the buyer's request, only to discover they didn't want them. 

It probably depends on your local laws and regulations, but in Québec, we are not allowed late fees and to evict a tenant it takes some paper work and often a delay of one or two months (yes that means a big loss of time and money).I had a tenant paying late and it worked quite well for the 3 years she was here.  

Comps are between $1075 and $1145, including water, trash, covered parking and washer/dryer. 

@Helen Fremichael - My 3 units all have dishwashers and 1 washer - I pay about $120 every other month.  

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

I have a super capacity washer/dryer to help her as much as possible.If there isn't a check in /check out on the same day I let them check in early, say noon.
