Hi everyone, I am relocating to Dallas, I want to get my real estate license and study for the exam online.

I am about to read the free beginner's guide that is offered on here and take notes and study it and am willing to read, study, and learn whatever I need to in order to be successful in this field. 

Try to determine what it would take to sub-meter, do a local rent study to calibrate the market, look at all the value-add opportunities.

I knew there would be additional costs (and testing) associated with getting and maintaining your license and that you are required to join a brokerage, etc. 

I have been getting advice to keep the dropped ceiling to maintain easy access to those.

I am originally from the Bay Area but moved to Boston for my undergraduate studies.

The best advice I can personally give you would be to make sure whatever property you purchase is in good condition, stays maintained, and that your tenants are being handled accordingly.

Prevailing party attorney fees are also mandatory in Florida's landlord tenant statute, it would be prudent to add Chapter 475 to your study list.This is not legal advice and does not create an attorney client relationship.

We would like to focus more on buy and hold single families and multi families in the near future while maintaining our income with the spec houses.
