I feel in my gut that they are trying to sell me an unwanted lien, tho they state that they are helping me get a property because the owner will not fulfill the bankruptcy.

However, given its design and commercial-like feel—originally built as a retreat center with a strong Japanese influence—I’m uncertain about the best market to target for a sale.I’m hoping that someone in this group might have connections or advice on how to approach selling a property like this.

I take a few real estate classes and pay memberships to a few real estate groups, can I write them off only if I have an LLC, or can I do it personally?

But, if the cost is fairly nominal, maybe under a couple grand, and you have no experience in real estate, including owning your own home and hiring contractors for that, then it is likely worth it.I would always start with a deep assessment of where you feel you don't have adequate knowledge.  

While the bookkeeping will likely be complicated, is the accounting/taxation on this STR based on 100% STR income/expenses allocated 100% to business and general house expenses (mortgage, utilities, depreciation etc) pro rated between STR/personal residence based on sq footage?  

for me personally - i will only BRRRR or seller finance, I won't plunk down 20-25% anymore. 

In my personal opinion, I wouldn’t be as worried with some of the niche items, like a surround sound system, smart features, sauna.

Trusting a PM to rehab a property feels like trusting Youtube to raise your kid.
