I try and deduct any damage to them from the tenant sec dep but even if I can't collect that they are cheap enough to replace out of my own pocket, look decent enough, and generally prevent the tenants from hammering sheets or blue tarps over the windows with framing nails.....

IMO Dutchtown has some historic charm so it will eventually gain some interest if for no other reason than it's well-situated between other desirable areas, but it's much more residential so I think it'll end up more like Bevo with a mix of low-income and blue collar residents that make it very stable, but without much appreciation.

I was thinking of splitting the the two parks .. rv will Have their own community and BBQ area and the motorcyclist willl have cabins and tent areas across the way .. that being said I will have an amphitheater in the middle for bluegrass and blues music on the weekends for all ... does anyone else here have anything like this or am I way off base to combine the two
