Rv and motorcycle resort

Hello ... I am very serious about opening a nice rv and motorcycle resort in Tennessee by the lake and parks.. I was thinking of splitting the the two parks .. rv will Have their own community and BBQ area and the motorcyclist willl have cabins and tent areas across the way  .. that being said I will have an amphitheater in the middle for bluegrass and blues music on the weekends for all ... does anyone else here have anything like this or am I way off base to combine the two
