I hate paying for things and finding out that they were a waste of  money after.

The first time a unit is empty, I go through it extensively so that when there is turnover, there is only a minimal amount to bring to market again. 

LLCs can be lots of wasted money and time.

~$1800New Paint & Carpeting throughout ($8800)Replace the front porch deck boards ($3500)Power wash vinyl siding & roof ($500)Minor landscaping to clean up outside yard and minimal landscaping around the front and side ~$1000Extend the deck from the sliding glass door to the side kitchen door with one set of stairs entering the kitchen door (roughly 6-12 linear feet not including the steps) ~$3500New stove and dishwasher ($1200)I included a miscellaneous cost for anything that may come up of $5000.

Waste of time.

They don't believe in real estate investing and think that i'm wasting my money. 

Hello, Everyone,I ran across this Real estate website, and wanted to learn about real estate purchasing, and after I realized that the seminar was a waste of my time.

You have to choose between the above (putting more money in your pocket) and minimizing your risk -- you can't have it both ways. 

So I felt I wasted 2 days of my time for the 4 leads I actually got and never closed to had anything come from it.
