I hope there's more to it than how to lowball sellers on listed properties.

I hope they will see this feedback one day. 

But not having someone there with the properties interests in mind to verify the work being done is quality would personally make me uneasy.I would definitely look at a local PM for the long term and then after the first year and hopefully the first round of renewals you can make a more educated decision as to whether or not to keep them around.No matter what you decide to do, congratulations on the investment! 

@Daniel Sunday if you purchase your first property, out of state, without an experienced agent who knows the neighborhood, gentrification trends, and rents, you are going to lose 98 percent of the time.The more I review, the more I see the error.

I have a pretty good idea, just hoped to snag a tip from a more experienced operator that may save me a headache.

You will lose your collateral/land ($1 million).
