We had a tenant (an attorney working for an oil and gas company) moved in in August and he has 1 cat, 2 dogs. 

They run a very successful, well-oiled machine!

Currently I have oil heat and its will end of costing me almost 3000 to 3600 a season on oil for both units.

Those are pretty much universals (unless you're catering to construction or oil field workers - very specific niches).

Have you considered investing in a syndication or a gas and oil mineral rights royalty fund? 

If any of the three are missing, you need a manager to realize the property’s potential.It’s not unlike any other DIY endeavor:  You can save a bundle doing your own nails, coloring your own hair, mowing your lawn, changing your car oil, and ironing all of your apparel.Most of our clients would rather watch paint dry than manage a rental.  

Then there is what do you want to invest in, real estate alone has MF, commercial, industrial, oil/gas, short term rentals, debt funds - basically whatever topics they have here on BP can be syndicated.

I've heard you've had some real boom times in the past with oil and gas jobs.

Literally zero problems.However, I bought ONE all-in-one washer/dryer from a private owner on Craigslist and it has been a pain from pickup til now - I got sold a lemon.

Over the years, on top of basic service like boiler cleaning, the company has also had to install a water system, upgrade the electrical service, reline a chimney, replace not 1, but 3 roofs & replace an oil storage tank to name a few.
