Another good tip is to start attending local REI meetings.  

I know my place stays in tip top shape vs my sons, which has really taken a lot of abuse renting out the entire place.

Since this is ran as a lodge and occupancy/hotel tax is collected above the nightly rate I am curious if I would be obligated to pay the state of GA income tax on the proceeds paid to me annually.

Any other tips on best and cheapest way to access all this equity?

The tip/trick here is to call them one day and say you're in the neighborhood (their neighborhood) and that you wanted to stop by for them to sign the packet. 

So when we got back in the  hotel that day, we did more research of the areas.
