It's much simpler to have the tenants pay, as long as you set up expectations from the very beginning - like at the showing stage!

If they are heavily levered with a lot of projects in the early stage, I'd be very wary of providing them more money to start more projects. 

I was in the beginning stages of a refi before March and the lender took forever.

I've only invested in Perth & WA at this stage although I might look around the New Jersey tristate area which is where my wife is from.

How do I go about finding a partner at this stage of the game?

@Rudy Necoechea finding the "so pretty they have to be flipped and staged" houses on the MLS, pulling the tax info or calling the listing agent to find the seller. 

Gosh and it's so much more harder to say no to a lady tenant.The no has to come very sensitively.Another reason I have is fear of ruining relationship with the tenant at the early stages.
