My industrial tenants were fully allowed to make all the noise they want, because they have industrial zoning, so I simply complained to the county and had her illegal tenants removed.I'm not sure what happened to this woman, but, probably not good things.

The only million dollar lawsuit I can think of that I learned of recently, was a woman in SF who successfully sued her landlord for discrimination based on her request for a reasonable accommodation, which the management continually denied for years.

If you had a single family home that you did not live in for rent, you could not differentiate between a man or woman, but since you live there, you are well within your rights to limit it to a female or many other criteria that would make you feel safer.

Here is a case from the HUD website from 2013 for a Virginia company that had to pay a $82,500 settlement because they refused to rent to a Hispanic woman who didn't speak English.The Fair Housing Act prohibits discrimination in the rental of housing on the basis of national origin.
