How much liability insurance does each LLC need, if it has no assets other than the property itself and ...

Tim,The types of policies we use normally for a Flip are:Renovation Builders Risk - insures the existing structure and the renovationsGeneral Liability policy -  insures the owner of the property If you are acting as the General Contractor (GC) you may also need Workers Compensation coverage.  

If you can keep the properties in good repair, buy landlord and umbrella liability coverage, you probably will be okay. 

Do you have a somewhat comprehensive list of tasks for the rehab?

What are the most important coverage to have and maybe recommendation on the limits?

Don’t like blindly pontificating on pricing without seeing what coverage are included or more importantly excluded.

I think both are often a good idea because of their coverage vs cost.

Some exclude coverage on "aggressive breeds".I'll also include a let agreement as part of the lease agreement that allows the pet agree my to be revoked if the pet becomes a problem and violates the terms in the pet agreement.

Realty Trusts, Family Limited partnerships, LLCs & LLPs...Others load up on Insurance.Still others strip out all the Equity.However each requires some expertise and effort:Business Entities may need Officers, periodic meetings and recorded minutes.The most comprehensive insurance coverage can result in a claim denial with the wrong words on a recorded report.
