I am finding that some press reports are claiming a crash but prices nationally are close to flat (less than 5% down).

Tenant-rights attorneys mail out to low C/D class neighborhoods, have ads on the side of buildings and bus benches, and radio spots that go like: "Did you landlord pay you interest on your security deposit [amounting to 0.01% per year, ie 10 cents per thousand]?

These days though, you'll be hard pressed to find someone who will give you a revolving credit line on a house that is not your primary residence!

I will remain patient, but I won't be left out the loop, and have this deal operate in the shadows.I plan on calling my agent tomorrow and pressing him in a professional manner as to what he may know and when we can expect to close on this deal.Updates to come, thank you all for your sage recommendations. 

What we're trying to say is thanks for giving us the push and the know how to get off the bench and get on the field of investing.

I think you would be hard-pressed to find a higher higher yield value on real estate than Jackson, MS.
