I am lookin for advice on where to find the best locations and how to set up an automated payment and booking system to help the business flow smoothly.

Call your assessor's office if you want to unpack the calculation.The assessor uses an automated valuation tool (done by a computer with no distinction for condition or level of finishes in a house), so it has all the flaws of zillow.com values, with the additional problem of even being as much as several years old and utilizing even cruder software and mass appraisal techniques.

I think it's a matter of having an understanding of what you can do with FB, choosing a strategy, then executing that strategy.For instance, I create an ad offering a lead magnet (something of value someone gets in exchange for an email address), it takes them to a landing page, and then I place them on an automated drip campaign focused on getting them to respond for more information or an in person appointment. 

I didn't actually have to pay the amounts, but obviously they would give me the amounts before asking for payment, besides it is all an automated system.So I did this and they kept telling me that these are not good serial numbers.  

As I had said it is a Conventional hard and fast rule, Conventional is Fannie and Freddie (Underwritten by DU/LP automated underwriting systems and sold to Fannie or Freddie) and for them they do not allow exception to this rule in any form. 

With my 90 goal of buying 1 SFH with creative financing by March 31st, 2019, I am really wanting to automate this process of lead generation, calling the sellers by the help of a VA and answering service.

I am currently using spreadsheets but would like something more automated that can make the process easier. i.e.

I like to do it this way because it forces me to build a good team and basically automate my systems.

Tracking receipts for our properties is very manual right now, so I'm looking on how to automate/simplify that process.
