A good PM doesn't require baby-sitting but they should generally respond within 24 hours and certainly after multiple attempts.

Also my wife and I take turns with the baby.

But back to your question- we are building high end (we are doing the Eden alternative housing format on both bed types) because senior housing has very much become a thing where our residents expect quality of life amenities and nice places to live (not 1960's hallways and cafeteria style stuff)..today's baby boomers expect high quality and operators are giving it to them.

Work as in putting the deal together and baby sitting it through til payday.

So you end up building equity in all of the homes to borrower down the road for more investment properties, Wedding, New Baby, etc!

Just guess about which aspect you find the most interesting, and think of what baby step you can take.
